Why should I pay someone to find me a house?


We go by a variety of names, Home Finders, Buying Agents, Property Search Agents... but whatever you choose to call us, what do we do? and why should you use one?


Firstly, let’s look at the difference between an estate agent and a buying agent.


A buying agent/ home finder will work for you, the buyer. We will be on your side, give you honest advice, and have your best interests at heart. Not only will we find you the right property, we are able to negotiate on your behalf to ensure you get the best deal possible. We will be on hand to see the transaction right through to completion, guiding you through the process and liaising with surveyors, solicitors, planners, etc. Quite often we can save our clients more than we cost through our negotiation process, and we have a trusted selection of other property professionals to help out if needed.


An estate agent works for the seller. Although they will always be happy to hear from you when you are looking to buy, at the end of the day they are being paid by their clients to achieve the best price that they can for the property. This means that you can get lost in long list of potential buyers and won’t be at the forefront of their minds, when the right house comes to market. How many times do you get sent information that does not match your criteria.....


A good search agent can help to take the hassle out of buying a new house and make the whole experience just that bit less stressful. We can save you time and money – no more wasted trips to view a property that just doesn’t make the grade. We know our area inside out and can access properties often before they come to the open market, keeping you ahead of the competition. We have excellent relationships with the estate agents and keep in regular contact with them, so we get to know about new properties in good time.


Although, for most people there is always a compromise to be made when balancing budgets with perfection, we will know exactly what you are looking for, and help you to make the decisions to enable you to find your dream house. We will drive past and view any potential properties, checking the area with other requirements such as schools, leisure facilities or whatever is important to you,  and weed out the “no’s” so that you only need to view any that fit the bill – saving you that unnecessary trip.

2020 has of course been an uncertain one for the property market. From a complete close down in March, we have been seeing a huge number of buyers enter the regional / country market. After an initial surge of property coming to the market, it seems sellers are again a bit more cautious and buyers outnumber the availability of good property. Another good reason for having someone working on your behalf.
